Real Estate Activity in the Florida Keys – October 3rd to October 9th

This past week, the real estate market in the Keys saw 67 new listings come on the market, 47 listings go under contract and 28 properties close.

New listing – 139 Gardenia Street $375,000

Of the new listing there is a 3 bedroom, 2 bath single family home on a canal in Plantation Key Colony for $375,000. It is listed as s short sale. It has 50 feet of waterfront and is close to main canals, providing quick bay access with ocean access through nearby Tavernier Creek.

Pending sale – 323 Lesrohde Drive

Pending sales include a canalfront 2 bedroom 2 bath home on Cudjoe Key. This home is on a large corner lot with over 11,000 square feet of land, offering plenty of room for a pool, RV parking or even possible expansion of the existing home. It was also listed as a short sale. It was listed at $209,000 at the time of contract.

Closed Sale – 168 Iroquois Drive

Closed sales include a home on Iroquois Drive in Lower Matecumbe. This Islamorada home has impact windows, mature landscaping, private boat ramp, updated kitchen and over 50 feet of dockage. It was neither a short sale or a bank owned property. It sold for $385,000.

Florida Keys Real Estate Activity – September 26th to October 2nd, 2011

The past week in the real estate market was a brisk one, with 71 new listings coming on the market, 47 properties going under contract and 37 properties closing.

Islamorada – Village considers telling state it can’t afford to have sewers


The Village of Islamorada is lagging behind Key Largo in it’s attempts to comply with the state mandated installation of a central sewage system, and now there is a possibility that the city may even tell the state that it simply can’t afford it.

The Village currently has 4 firms preparing quotes to design, build and finance a sewer system. If they come in too high, Mayor Michael Reckwerdt says the Village should insist on federal and state money to help pay for it or tell the state the project can’t be done.

“Then Islamorada may very well say, ‘OK,’ and stop,” Reckwerdt said at
the Sept. 22 village council meeting.
Reckwerdt declined to provide an exact amount that would be considered too much to meet the mandate because he did not want to discourage bidding.
The estimated cost of sewers and treatment plants for Islamorada has been as much as $150 million. Reckwerdt said that is too
much to expect Islamorada residents to pay for without federal and state
aid. 
“We can’t bankrupt the town to respond to an unfunded mandate,” he
said Tuesday. 
The state requirement to replace septic systems and cesspits with
advanced wastewater treatment is enforced by the Department of Community
Affairs. The state says the entire Keys must be connected to
centralized wastewater systems by 2015 to stop sewage coming from drain
fields and cesspits from polluting surrounding waters.
